Dakota News Now reports that the city is putting a popular downtown parking lot up for sale, hoping a savvy buyer will scoop it up and turn it into something new and exciting.

But before you start drawing up plans for “Scott’s Super Lot & Snack Shack,” you should know your vision needs to align with the city’s Horizon 2035 Plan.

What is the downtown Horizon 2035 Plan?

It’s a redevelopment strategy, introduced in 2023, that lays out a long-term vision to make downtown Sioux Falls even more vibrant and inviting. Think: walkable spaces, new businesses, entertainment options, and all the amenities that make downtown a great place to live, work, and play. Basically, a plan to keep downtown Sioux Falls strong for the next decade.

The lot up for grabs sits on the southern edge of downtown, at 113 East 13th Street, just north of 14th Street, between Phillips and First Avenues. In other words, prime real estate with plenty of potential for businesses and retailers looking to be in the heart of downtown Sioux Falls.

The city is currently accepting redevelopment proposals, with reviews kicking off in January 2026. If no suitable offers roll in, Sioux Falls can delist the property and maintain it as a public parking area.
